The competition is intensifying as we draw closer to crowning the third-ever Master Class Property Management Agent of the Year.
With those from the property management industry from across the country pushing hard to complete all modules with top marks, the National Leaderboard is beginning to take shape – and the final outcome is anything but certain.
At the top of both the National Leaderboard and the Northern North Island regional rankings is Nancy Chen from CHNZ Property Limited in Auckland. Nancy has set the pace with a remarkable performance, completing all nine modules with distinction, and scoring an impressive 175 out of a possible 180 points. Her consistency and dedication have made her the one to beat.
Hot on Nancy’s heels is Alysha Kinnaird from Ray White New Era in Christchurch. Currently sitting second nationally with a score of 166 out of 180, Alysha also leads the race for the South Island Regional title. With all nine modules completed, she’s in a strong position.
In third place nationally is Anna Hill from Glasshouse in Hamilton. Anna has completed seven of the nine modules, scoring 133 out of 140. With two modules left to go, she’s very much in contention to overtake Alysha and secure second place on the national board.
Over in the Lower North Island, Nicki Smith has emerged as a serious challenger. With 77 out of 80 points from just four completed modules, she currently leads her region and has five tests remaining. If she maintains her strong form, Nicki could make a late surge into the top three nationally, or even contest for the overall title.
All Master Class winners will be recognised at three TMC Conferences over across New Zealand, taking place in Wellington on August 13, in Christchurch on August 25 and in Auckland on September 2.
The Master Class Awards test submissions will close on Thursday, 31 July 2025 at 11:59:59pm.

The reigning titleholder is Jenna Austin from Innovative Property Management, who won in 2023. Jenna told tenancy.co.nz that winning the overall Master Class was extremely beneficial for her education and business.
“I would highly recommend that other property managers complete the Master Class modules and tests. Completing the modules not only enhances professional development but also boosts team collaboration and engagement.
Additionally, the recognition from excelling in these modules can be a powerful marketing tool and a great way to attract new business.”
Who will follow in Jenna’s footsteps?

There are nine 2024/25 Master Class modules currently available in the TPS Portal. All count toward this year’s national award.
The challenge is simple:
✅ Complete all nine modules
✅ Score as high as possible out of 180 points
✅ Compete against the top performers from across New Zealand
The Master Class Property Management Agent of the Year award is open to property managers, letting agents, administrators, business owners, and BDMs nationwide.
