Become Limitless at TMC25

This year’s Tenancy Master Class Conference is your blueprint for managing and scaling a property management business – with clarity, confidence, and ease.

We’ve hand-picked every speaker to ensure there’s meaningful value for every level of experience, from letting agents and administrators to property managers, BDMs, business owners, and senior leaders.

Growth by design

Regardless of which model you’re in – whether you’re a founder, manager, or part of the team – the goal is the same: to run the business as efficiently and stress-free as possible.

The TMC Conference is your blueprint. It gives you the tools, mindset, and strategy to confidently build the version of the business you believe in, and to do it with clarity, focus, and support.

Stability Mode
You’re intentionally keeping the business at a steady pace, prioritising consistency over expansion for personal, strategic, or resourcing reasons.

Growth Mode
You’re focused on steady, sustainable growth, building momentum while managing change carefully.

Scaling Mode
You’re ready to expand rapidly and take the business to the next level, with systems and people in place to support that acceleration.

Recognising Educational Achievement

The Tenancy Master Class Conference celebrates educational achievement. Property managers are ranked based on their speed and accuracy in completing each Master Class test, showcasing their acumen in complex legal and compliance topics.

The leaderboards for each module are split into three regions – Upper North Island, Lower North Island, and South Island – with a corresponding leaderboard for each zone. Leaderboards are updated weekly, so are dynamic.

The 2025 Line-Up

Our keynote speakers have been handpicked to up-skill letting agents, administrators and property managers right through to business owners on real issues facing the property management industry on a daily basis.

Business Performance

Jade Strampel

Acting Head of Health & Safety, Tataki Auckland Unlimited

Hormonal Health: The overlooked workplace risk factor

Your team’s off their game. Your star performer’s losing steam. Your clients are getting harder to deal with. What if it’s not just “stress”? What if it’s hormones?

Let’s talk about what no one in property wants to say out loud: Menopause. Manopause.
Hormonal shifts.

“As a Health, Safety, and Wellbeing professional, I’ve seen the disconnect. People are burning out, underperforming, or quietly disengaging. No one’s asking why or talking about it due to the stigma attached to hormonal changes.”

We’re not here for a biology lesson. It’s a real-world workplace reality – and it’s already affecting your people, your performance, and your bottom line. Most workplaces haven’t caught up. We’re working and leading longer lives, yet most workplaces aren’t built to handle the very human shifts that come with age, stress, and life stages.

Often, the real cause isn’t being addressed.

Here’s what gets missed:

✓ Perimenopause symptoms can hit as early as the mid-30s – bringing brain fog, anxiety, sleep disruption, and mood swings. Often misread as stress or poor attitude.
✓ Menopause peaks alongside women’s careers, often in leadership – and are met with misunderstanding instead of support.
✓ Male testosterone levels decline from as young as 20 and this can show up as irritability, fatigue, or lack of drive – and often gets brushed off or punished.
✓ Layer in stress, poor sleep, workload, and personal life pressure – and you’ve got a perfect storm.
✓ These shifts don’t happen in a vacuum. They show up in your teams, in your meetings, in how you manage clients – and in how clients respond.

“We’re not here to diagnose. We’re here to wake up. When you understand what’s really going on beneath the surface, you stop misjudging people and start managing smarter. Culture shifts fast when you lead with insight instead of assumptions.”

He’s back and he’s going to share his story and his strategies, but this time, it’s personal.

“In 2016, I survived a life-threatening accident that altered my perspective. I was given a second chance – the fears I had disappeared and I was no longer paralysed by worry. We’re here to enjoy life – not live in fear.”
That night changed Gareth’s outlook, and unlocked a sales philosophy built on integrity, vulnerability, honesty which creates trust and real human connection.

This year at the TMC Conference, Gareth is stepping on stage to share:

✓ The unbelievable story of the night that changed his life
✓ Why vulnerability beats pressure in modern sales
✓ How to create growth in your property management business
✓ His 4-part sales system (Connect → Educate → Reassure → Close)
✓ How to manage your pipeline effectively
✓ Why “sales” isn’t a dirty word if it’s done correctly

“Sales should feel smooth, dynamic, and human. If it feels hard – it’s either the wrong system or the wrong person in the role.”
