We specialise in training property managers on legislation and compliance within the Residential Tenancies Act 1986 and other complimentary legislation. Our technology provides the platform for maintaining compliance in the long term.
The Residential Tenancies Act 1986 has now been amended to the Residential Tenancies Amendment Act 2020. Some of these changes are already in affect. Understanding the way the new act works is crucial to any property management business.
This is an in-depth analysis of the changes to the Act. We will give examples of how this will affect property managers with a focus on the opportunities it presents.
In this course Scotney Williams L.L.B. will review the changes to the Residential Tenancies Act, explaining all of the significant sections in plain English, and providing examples of how it would likely play out in real life. He will cover the new and changed documentation and resources you will need to remain compliant.
Every attendee will receive:
• The Residential Tenancies Amendment Act 2020 Handbook
• A workbook to go through on the day
• A certificate of completion
* Please note we are aware that COVID-19 Alert Levels may still be in play around New Zealand at this time. We are confident that by following government guidelines we will be able to deliver this course safely to you at Alert Level 2 and below.
We will show you how you can get automatic compliance under some sections of the RTA. This is critical as there are a large number of changes to the act, and the more sections you can automatically gain compliance under, the easier it will be to adapt.
The main topics we will cover are:
Implications of removal no cause terminations
Antisocial Behaviour
New rent arrears protocol
Fixed terms automatically reverting to periodic tenancies
Both parties must agree to a fixed term ending
Trusts and companies are now at risk
Rent increases
Do’s and dont’s
Minor alterations
Landlord cannot reasonably withhold consent
New documents and records property managers must keep or include
Advertising copy
REQUIRED RESOURCES
New notices to tenants
And much more!
*If we have time we will also cover off Healthy Homes Statements and how to complete these and remain compliant.

“In the forty years that I have been specialising in the Residential Tenancies Act, I have seen a fair bit of change. These latest changes, are by far and a way the largest and most potentially impacting legislation changes I have seen. The good news is, these changes offer a huge amount of opportunity to the property management industry.”
– SCOTNEY WILLIAMS LLB
“We have carefully analysed the new legislation, drafted the Residential Tenancies Amendment Handbook and will be updating eBundle Pro and Total Tenancy accordingly. Now we have a good handle on how these changes will effect the industry and look forward to helping bring you the information you need.”
